Key initiatives in FY2022

Responsible use of natural capital and mitigating the impact of climate change.

Responsible use of natural capital and mitigating the impact of climate change.

During the year, we prioritised the following objectives:

33% Reduction in energy consumption

Paperless
office
15% saving
on water usage

100% of the waste from our buildings was diverted to KCCA pipelines in accordance with the City Council Solid Waste Management Ordinance of 2000

Minimising environmental impacts of our physical real estate projects

The environment is where we all meet; where we all have a mutual interest; it is the one thing all of us share.

Our action on Climate Change

Management recognises that the effects of climate change and global warming can translate into financial risk for our business and the communities in which we operate. The Fund, therefore, implemented the initiatives below to combat climate change effects:

  • Sustainable transport management
  • Energy efficiency and management
  • Sustainable transport management

How we control emissions and Fuel for fund vehicles

RESPONSE

  • We buy brand new vehicles from authorised dealers by the manufacturers
  • We have a fleet with smaller engines of 2200cc with only three vehicles with engines of 3000 – 3600cc
  • We do timely maintenance and servicing of our fleet with the suppliers of the vehicles and/or genuine garages that are well vetted through the procurement process
  • We fuel the fleet from petroleum dealers that have been procured through a competitive procurement process

How we ensure Noise Control in fund vehicles

RESPONSE

  • Timely routine service and repair of the fleet
  • Our transport management policy prohibits staff from overloading the vehicles
  • Monthly routine inspection of the fleet is done to detect defects timeously
  • Ensuring use of genuine parts from authorised dealers

How we ensure Vehicle Safety

RESPONSE

  • Procuring the latest models which are more intelligent and can warn/signal mechanical defects proactively
  • Parking the vehicles only at authorised places or police stations overnight
  • Only authorised staff are permitted to drive fund vehicles
  • The fleet is geo-fenced and alerts are sent to the Logistics Supervisor and Regional Managers should there be an attempt to cross to another zone, especially across geographical borders
  • The fleet is comprehensively insured against risks and uncertainties

Energy Efficiency and Management

We have implemented several efficiency measures across our operations. The Fund is committed to continual improvement in Energy Management Performance through the prevention of energy wastage and compliance with local and national energy legislative and regulatory requirements. Electricity is the major source of energy supply to buildings owned by the Fund. This electrical power is supplied directly to the buildings by a UMEME distribution feeder, and it also has standby power diesel generators.

The Fund implemented the following activities during the year to ensure energy efficiency:

  • Increased use of daylight
  • Replacement of magnetic ballasts with electronic ballasts for fluorescent tubes
  • Replacement of fluorescent lights with Light Emitting Diodes (LEDs) that use less power
  • Re-lamping in areas with low lux levels
  • Improved lighting controls such as occupancy sensors and daylight level sensors
  • Use of lift optimisation software to ensure efficient use of the lifts

Our future plans for
energy savings include:

  • Continue to change the building lighting system from fluorescent tubes to LED lights
  • Explore the use of solar energy in the parking tower
  • Encourage all tenants to move to LED lights by providing incentives such as providing manpower
  • Install timers for security lights so that they switch on and off depending on the need

Water Conservation and
Waste Management

Water and waste handling, treatment, and disposal are conducted in accordance with the regulations, as identified in Section 4.2, Global Environmental Health and Safety (GEHS), which guide water monitoring and management.

The Fund implemented the following activities to save on water usage:
  • Moved from a cistern flushing system to a flush valve system for all toilets
  • Installed push valves for the urinals and moved from an automatic flashing system
  • Replaced our old taps with push taps
  • Shut off water to unused areas
  • Use of closed-circuit cooling systems with cooling towers

We aim to explore the possibility of harvesting rainwater in FY2022–23 to achieve more savings on water usage.
